The Meeting was called to order at 7:00 by Chairman, Matthew Gardner. Members present: George Bain, Kathy Rehl, Doug Shepard, Bernie Raftery.

Gardner Museum Green House
Representative discussed possible construction of a green house on Hunnewell property The Notice of Intent and Land Disturbance Permit Application has been filed and the public hearing will be on January 21, 2010.
Commissioners will go on a site visit to the property on Saturday, January 9th, at 7:00 a.m. Meet at the end of Leach Lane.
18 Whispering Lane
Pamela Burton, Landscape Designer, reviewed proposal. She is looking to design the area behind the stone wall with native species. The intent is for an illusion only, space extended into woods. She noticed 16 stalks of phraghmites, will replace with native plants. Is also interested in another deck cantilevering 6-8 feet over stone wall, into no disturb zone.
Mr. Gardner explained that this particular development is watched closely by the Conservation Commission. Each lot was negotiated with the developer. Mr. Gardner feels it’s an interesting idea to improve the vista, and suggested that the homeowner proceed with the permitting process. He also indicated that the cantilever deck concept might not be permitted beyond the wall and suggested the homeowner consider alternate ideas such as a small additional deck.
Kathy Rehl feels the deck would be extending beyond the wall and would oppose this idea. Mr. Bain stated any alternations would require a maintenance plan.
1. What invasive plants would be removed.
2. What would be planted in their place.
3. What areas does client need to maintain
Kathy Rehl would like a yearly plan on how the invasive species will be kept out and any other maintenance.
The elevations of present deck were discussed. Mr. Bain suggested different deck levels without going beyond wall.
Mr. Raftery recommended filing an NOI.
Ms. Rehl is concerned with the possibility of future homeowners violating further into the No Disturb Zone.
Ms. Burton stated she didn’t want to pursue the project and waste her client’s money if Commission felt the cantilever deck is not an option.
The Commission is open minded to planting, and modifications to existing deck.
Doug Shepard reminded Commissioners and Ms. Burton that the development was a complicated project to permit from the beginning.

Plan Change – House Lot – Wateview Estates
Mr. Singh reviewed changes, smaller house. Commission approved change.
ANRAD continuation – 0 Hunter’s Lane
Mr. Gardner stated the applicant has requested a continuation. Mr. Gardner suggested a motion to continue to January 21st, Kathy Rehl so moved, George Bain seconded, all in favor 5-0.
Notice of Intent continuation – O Pleasant Street

Certificate of Compliance – 14 Pauline Drive
Commission reviewed map and would like to see markers moved to the edge of the No Disturb Zone. Mr. Bois will ask applicant to submit a revised map.

Commission reviewed plans. Mr. Gardner suggested a motion to issue a Certificate of Compliance, Doug Shepard so moved, George Bain seconded, all in favor 5-0.

Commission reviewed plans. Mr. Gardner suggested a motion to issue a Certificate of Compliance, Bernie Raftery so moved, George Bain seconded, all in favor 5-0.
Town Forest – Title search – cost estimate
The cost for the title search is $2,000. Mr. Gardner suggested a motion to authorize $2,000 for the title search, Kathy Rehl so moved, Doug Shepard seconded, all in favor 5-0.
